Gregg represented me on the sale of my house in Scarsdale. I believe Gregg’s work and effort to be no less than exceptional. Gregg provided: 1) Detailed advice on pricing which was based on hard data and (spreadsheet) analysis as well as a great understanding of the dynamics of the market. 2) Solid advice on staging and presenting the property based on his understanding of what today’s buyers value. 3) Highest quality online presence with quality photos, videos, and interactive media and used a drone to best show-off the large property. 4) Expert negotiation with buyers and buyers’ brokers (I believe this to be extremely value added). Furthermore, Gregg delivered a great deal of attention to details throughout the whole process and I felt he sold my house like he was selling his own house. I work in the financial services industry so this analogy comes to mind: Gregg / Pendulum is the “Goldman Sachs” of the Westchester real estate marketplace.

Gregg is an outstanding broker who helped drive the successful sale of my home at 25 Senate Place in Larchmont. Despite many agents telling me that my home would never sell for $2M, we received multiple offers above that price and closed at $2.15M, $150K over asking. Gregg redefines the role of agent from “salesperson” to “consultant” and sets himself apart from the crowd through his analytics, expertise, high quality marketing and unstoppable work ethic. Over a 2 month period, during which I was largely out of town, Gregg took on the role of “project manager” working with numerous providers (driveway, electrician, landscaping, painting, stagers) and put in a ton of time in helping to get my house ready for market. The photos and video Gregg delivered were among the highest quality I have seen and definitely helped attract buyers to my home. While, given everything Gregg did for me, you would expect he cost more than his competition and he should. Believe it or not, he charges significantly less.
